  • What is fractional ownership?

Fractional ownership simply means the division of any asset into portions or shares. Conceptually, Fractional Ownership is not the same as timeshare. Fractional Ownership affords much of the the freedom and usage benefits offered in timeshare, however, the fundamental difference with fractional ownership is that the purchaser owns part of the title (as opposed to units of "time"). Therefore, if the property appreciates in value, then so do the shares. As with whole ownership, fractional owners may sell whenever they deem necessary or prudent, releasing the capital growth from their purchase.

  • Why fractional ownership over whole ownership?

Fractional ownership gives you the freedom to vacation when and where you want, without the initial cost of whole ownership or nightly rental costs, therefore creating an incredible value.

  • What if I don't need all of my yearly usage of time to vacation?

Anytime you wish to not use your time here at Mill Creek Ranch Resort, you may also trade with our vacation exchange provider, RCI Points. If you do not wish to use those weeks here or trade with RCI, you may enter your unused time in the Mill Creek Ranch rental pool.

  • What is the rental pool?

Like many condo resorts throughout the United States, when owners do not occupy their cabin, the cabin will be placed in the rental pool to provide overnight accommodations for resort purposes. Rental will be split 50/50 with the owner of that unused time. 

  • Do I have to pay an annual property tax?

No, at the present time in the State of Texas RV’s are not subject to property tax or school tax.

  • What is included in the Resort Amenities Package?

It includes water, sewer, daily trash pick-up, fire protection, Wi-Fi, cable and telephone; lawn and garden maintenance and irrigation (which means the neighborhood will always be beautiful); fishing rights to 7 ponds, use of 2 pools and a hot tub; use of playgrounds, trails and parkways; concierge service; outside maintenance; lease of land; marketing to keep the cottage rented, full-time security and a comprehensive marketing program designed to keep your cottage occupied when you are not using it..

  • Is the cottage tax deductible?

This is not a question we can answer carte blanche. It depends on individual usage and your tax situation. But in general, if the time available in the rental pool meets the IRS guidelines for rental property, the answer would be yes. You should check with your IRS representative or your CPA.

  • How do we get around in the resort?

Mill Creek Ranch has an extensive network of walkways. Most guests will find the travel from activity to activity does not require excess walking. However, if a guest cannot walk or, for whatever reason, does not wish to walk, a concierge service is available. Furthermore, cottage owners would have available golf carts. Cottage owners are also allowed to bring their personal golf cart but must take it with them when they are not here or pay a storage fee to store it in a secure storage facility.

  • Can I bring my own golf cart?

Yes, an owner may bring their own golf cart, but they must either take it with them when they leave, or store it in an off-site storage facility. An on-site storage facility is soon to come.

  • Where do we park?

All cottage users will park in a common parking lot at the Grand Lodge.

 

  • Can I use the resort facilities for my family reunion or wedding?

Yes, you will have first option on space available.  Cottage owners receive a 50% discount off all facility rental fees.

  • Do you offer financing?

Mill Creek Ranch Resort will finance you with "In House" financing, directly to you. 

  • Can I bring and store my boat or RV while I am here?

There will be a secured area for short-term boat and RV storage.

 

  • What happens if a renter damages my cottage?

Mill Creek will repair or replace the damaged item.

  • Can my extended family go in together and purchase one fraction for use by all of us?

Yes, but one person must be designated as the point of contact and responsible party.  At the time of purchase, a list of all owner names must be given to Mill Creek Ranch.  Only those people on the list will be able to use the cottage rent free as “an owner”.
